Advice? On co-worker living in the same building?

It's purely just my own opinion. If I were you, I won't move in there. As a neighbor with your co-worker (almost your boss), he would learn a lot of your personal life and may spread it or use it to against you (at work), talk ill of you, etc... Especially you already not that like of this guy. He probably feel the same way as you do. For example, if you call in sick and he knows you actually holding a party at home...!? I won't take such risk. It's just my opinion cos' you know "Tim" and what kind of a person he is better than me. There should be some place as good as this one out there.
